Freedom Property has seen off August and the last month of Winter with success, achieving $37.9 million in property sales and experiencing the beginning of a potential surge in new properties onto the market.
Properties in the Redland City locations of Cleveland and Thornside dominated the results, with five of the ten biggest sales occurring in these bordering suburbs, popular for their proximity to the water and extensive amenities.
House prices in Cleveland have remained buoyant over the past 12 months, with the median price sitting at $820,000 and returning 7.2% price growth.
Agent Luke Nel sold 24 Alma Street, Thorneside for $1,950,000, or $10,038 a square metre, far exceeding the suburb median of $800,000. The property attracted 44 enquiries, 26 inspections and was on the market for only 13 days before selling prior to auction.
This sale was one of two for Luke, with a second sale, 8 Devonstone Street, Cleveland achieving $1,475,000.
In Ormiston, where the median house price has risen 7.8% to $915,000 in the past 12 months, sales agents Josh Sherwood and Maddy Sloan sold a family home with a pool in sought-after Wellington Street for $1,187,500.
Further north in the elite pocket of Noosa Heads on the Sunshine Coast, Lee Hughes also sold 2 Naturi Street through private treaty for $1,275,000.
Trumping figures from the previous three months, the increased amount of listings indicates the return of seller confidence and may pose a good prediction for what's to come in the Spring selling season, with more available stock.
